Mission Bay: Madrone by Bosa

In it for the long haul, Vancouver condominium developer Bosa put up the Radiance at Mission Bay . Now construction has begun for the Madrone by Bosa - previously known as Radiance West- on footings put in place in 2007 when the Radiance went up . Someone at Bosa must have done their homework, because this same market has tripped up much bigger operations, and they scrapped the original Radiance West name in favor of an entirely new branding effort. This week, the website for the Madrone went live and the sales office (run by The Mark Company) is open and making appointments for previews. It's been a while since anyone tried to sell a project from floor plans, but they're giving it another try. And to their credit, they're pretty great floor plans- with over a hundred-and-fifty different layouts- for hours of floor plan porn at the website.

Prices for the condominiums will start somewhere north of $500,000. At street-level there are one-bedrooms with patios and a few townhouse-style duplexes with access from the building as well as private entries though a patio. Up on the sixth floor, there are roof-deck duplexes- above the main living space spaces, a second-level room with a half-bath opens to a big terrace. And in the two towers, large units like the one below.The website is silent on "affordable housing" so we're going to assume there's none and the developer's paying an offset fee, but if anyone has details on that, please let us know in the comments.

Location wise, many people think there's not much of a neighborhood in Mission Bay- not enough street life- but give it time. There are arguments that such amenity-rich buildings don't contribute to street life. On the other hand, it's really nice to have a gym and pool in your building, and Madrone is following a strong trend for successful condominium projects. Besides, not everyone wants to live in 19th Century wood-frame housing. Predictably, if you want to have your own realtor handle the bare-knuckle negotiations, they'll have to accompany you to the first preview.

Nothing beats getting your hands on great house floor plans, when you are starting out to build a new house, barn, cabin, cottage, shed or garage. We all know how important it is to start with the right house floor plan so everything can fall into place beautifully. Well, this is the reason I build this website, to share with you the beautiful plans I have used and implemented with success.

The building of a great home begins with a great set of House Floor Plans. Often times the question that bothers home builders is whether or not they need to invest heavily to design a custom housing plan?

To me, that’s unnecessary. The reason is, custom House Floor Plans usually are necessary only when you are constructing a luxury home ranging from 5 million dollars and above. Then of course, having a custom housing plan to detail your personal desires and prefereces is perfectly reasonable. Afterall, it is a multimillion dollar dream house! So what is another 4-10 thousand dollars of spending?

On the other hand, common housing projects, such as a 2Br Cabin, 4Br House with a garage that fits 2 cars do not need elaborate House Floor Plans. If you notice, 8 out of 10 typical residential houses around town share the same generic House Floor Plans that come with minor but noticable changes.

From this pattern, I noticed that clever developers have since built their new projects by making various modifications to their standardized House Floor Plans in order to save architectural fees and also to keep it easy and less costly for their contractors to build.

I sat back and thought about these expenses and came to a question. Should I spend thousands of dollars to wait for weeks or even months before an architect finishes my design, or download some ready made but very beautifully designed House Floor Plans by paying the cost of approximately a few lattes? I pondered and I went the path of the latte.

Here’s the thing. A year ago I decided to embark upon a project to construct my very own 4Br rental property. A plain, simple yet elegant design is what I had in mind. An architect quoted me $2,000 for the design. It was rather shocking to hear it even though I kind of expect the price to be in that ball park.
